When it comes to locating a smallholding for sale, you'll quickly realise your high street estate agent has little idea of what's currently available. Fortunately the Internet provides one place to trawl through all the classified adverts out there. There are even dedicated land agents that regularly have land suitable for a smallholding on their books.
The problem of locating land for sale is confounded by the fact that land is often sold off-market. This means that for whatever reason, the vendor does not want their land for sale to be advertised publically making it difficult for Joe Public to stay informed. We recommend contacting a number of land agents to register your interest so they can contact you once they do acquire smallholding opportunities.

Land for housing in the UK is scarce, and smallholdings for sale are being snapped up quickly. A recent report by Knight Frank for the second quarter of 2006, revealed overall demand for farmland (defined as agricultural land with a dwelling and outbuildings) increased by 42% on the same period last year.
A RICs survey reveals that farmland prices rose by 3% year on year from January to March 2006. Demand for residential farmland rose at the strongest pace for two years. Economic confidence and City bonuses continue to push up residential farmland which has continued to outperform equities over the last five years as an investment,’ said Julian Sayers of the Rics.
